Review Development Next to Washington Hall

The Central Area Land Use Review Committee  (LURC) met on September 23 to for a presentation from the designers and developer of the project proposed for 1225 E. Spruce, a nine story, approx., 400-unit mixed use building with 194 parking spaces. The site has a long history, with a previous proposal from a developer who was unable to go forward.  The current proposal was reviewed by the Central Area Design Review (DR) Board which made a recommendation that the project return for a second Early Design Guidance (EDG) meeting to demonstrate greater responsiveness to the Central Area Design Guidelines.  However, the Director of Department of Construction and Inspection (DCI) overruled the DR Board. Notably this project is adjacent to Washington Hall, a City Landmarked building.  Some of the provisions in the Land Use Code requiring a special review for projects adjacent to Landmarks were declared unenforceable by State legislation passed in the last session. The project is currently on the Central Area Design Review Board calendar for October 10, at 5:00 PM This is an important project and all are encouraged to pay attention, attend and learn.
